The Setia Edenia Eco Xuan Project is located on the frontage of National Highway 13, in Lai Thieu Ward, Thuan An City, Binh Duong Province (now Ho Chi Minh City). The project is invested in by S P Setia Berhad Group (Malaysia).

The project is developed on a land area of 8,628 m², with a building density of 40%, and comprises three towers (Azalea, Begonia, and Camellia) with heights of 27–28 storeys. The project will provide 852 apartments and 13 shophouse units.

The project officially broke ground in Q3 2025 and is expected to be handed over in Q4 2027.
