The AEON Mall Biên Hòa project is located on Dang Van Tron Street, Tran Bien Ward, Đồng Nai Province. It is jointly developed by AEONMALL Vietnam Co., Ltd. and Viet Phat Group, with a total investment of VND 6,000 billion.

The project covers a land area of nearly 12 hectares, of which more than 10 hectares are allocated for the shopping mall and service facilities, and about 1.5 hectares are reserved for constructing three surrounding roads. The development consists of 8 floors, with a total gross floor area of 244,190 m².

The project has been granted an investment license and will be implemented in two phases, with Phase 1 expected to be operational in early 2027.
