The Grand Riveria Project is located in Tam Xa, Vinh Ngoc, and Xuan Canh Communes, Dong Anh District, Hanoi, and is being developed by Sunshine Group as the Project Developer, with a total estimated investment of approximately VND 99 trillion (equivalent to approximately USD 3.8 billion).

The project is planned on a site area of approximately 2,680,000 m² (268 hectares) and is envisioned as a large-scale mixed-use urban development, comprising approximately 50 high-rise towers, together with villas, townhouses, commercial shophouses, educational facilities, healthcare facilities, service amenities, and extensive green park systems. The development is expected to provide tens of thousands of residential units, serving an estimated population of approximately 120,000 residents.

The project is expected to commence construction in 2026 and be completed and delivered in phases through 2032.
